Buying a house with C-Bus? Read this before you renovate
The lights work, the panels look dated, and the building inspector said nothing. What to check in the first week — and the one mistake that costs thousands.
You have just bought a house built in 2008. The lights turn on with unusual-looking panels, there is a bank of electronics in the garage, and the vendor mentioned “smart wiring” once, vaguely.
Here is what you actually have, and what to do in the first week.
You have a good system that nobody has looked after
C-Bus from that era is solid hardware. The problem is almost always the same: the original installer is gone, the app is dead, and the system has been running un-documented for a decade.
That is not a defect. It is a missing relationship.
The one mistake that costs thousands
**Renovating before anyone has read the system.**
People knock out a wall, move a switch, and discover afterwards that the circuit is on a C-Bus group that also feeds the hallway, and that nobody knows how to reprogram it because the project file is gone.
Before any electrician touches a wall in a C-Bus house, someone should read the network and document it. That takes an hour. Skipping it can cost a week of rework.
First week checklist
- Photograph the switchboard, including every module label
- Photograph two or three wall panels
- Find out whether a gateway (5500PCU / 5500CN) is fitted
- Ask the vendor, in writing, whether they have the project file
- Get a takeover quote before you get a renovation quote
What it will cost to bring it back
For a typical home: $699–$999 for app control and documentation, plus $29 a month if you want it watched. That is usually less than one percent of the purchase price and it converts a mystery box into an asset.
What it is worth at resale
A documented C-Bus system with a working app is a selling point. An undocumented one is a liability that a buyer’s inspector will flag as “obsolete smart wiring”.
The documentation we produce is yours. It transfers with the house. That is the difference between “the lights are fancy” and “here is the file”.
